Kayak is available, but please don't go swimming, because bull sharks are common in the Brisbane river, please pay attention to safety!
First, you MUST read the check-in guidebook which I will send you via inbox message before check-in. Our property runs on a self-check-in system, so you will have to follow the instructions on the guidebook to check-in on your own.
In order for you and any future guests to enjoy a functional, clean property and harmonious neighborhood during your stay, when you confirm the reservation, you and all group members also agree to and will follow our rules as below:
NSW Code of Conduct
- All guests must abide by the [Code of Conduct for the Short-term Rental Accommodation Industry] found on the NSW Fair Trading website. I will also send you a copy when you book a stay with us.
Arrivals and Departures
- Please note that our standard check-in time is after 3pm on your arrival date and check-out time is before 10am on your departure date. No early check-ins or late check-outs are permitted unless prior arrangements have been made with us. Normally, the cost will be from $150 per hour for an early check in/late check out service and it depends on availability.
Additional Guests
- Any additional people added to the numbers confirmed in the booking must be approved prior to check-in and must not exceed the maximum capacity allowed for the property. Only the guests confirmed to be staying at the property are permitted to be present. If you wish to have visitors in addition to booked guests, you must advise us in writing prior to your stay and ensure you receive written permission. If you or any other guest receives a warning regarding excess noise or excess guests, you may be asked to leave the property immediately with no refund of money.
Parties and Events
- Parties and events are strictly PROHIBITED. If this rule is not adhered to, you will automatically lose your bond in addition to a $6000 fine, and extra service fees incurred by you may apply, including extra cleaning fees and damage fees.
Drug or Criminal Behaviours
- No illicit drugs or criminal behaviours are allowed in the property. Once found, we will call the police and you will be held responsible for any legal and financial issues of the property resulting from your behaviors.
Noise
- NSW noise restrictions apply to all noise projecting outside of the property that affects the neighbors nearby. Music and noise must be ceased between 12AM-8AM on Friday and Saturday, and between 10PM-8AM every other day.
Keys
- You will be given ONLY ONE SET of keys during your stay. If you require additional keys, you must apply upon confirming your reservation. Please keep in mind that additional keys are subject to availability and not guaranteed. Should you misplace or lose any key(s), you will be responsible for the replacement of the key(s) and/or lock changes on the property.
- If you are locked outside, then please contact us with these options:
 Key delivery ($100)
 Replacing a lost key ($150)
Food
- Please note that for food safety reasons, we will not provide salt, pepper, sugar, tea, or coffee etc. Please remember to bring your own.
Cleanliness and waste disposal
- Strictly NO SMOKING. If any cigarette butts or smells are found, you will be charged an additional $200 cleaning fee.
- Please leave NO rubbish on the ground indoor or outdoor areas. All rubbish must be picked up and placed in bins including small items like wrappers and bottle lids.
- Please leave NO food inside the refrigerator or cabinets.
- You MUST sort the rubbish into the appropriate bins. Please follow the Waste Classification Guidelines of the NSW government when you do so:
 Red lid: General waste
 Yellow lid: Recycling
 Green lid: Garden organics
- If the property is left in an unsatisfactory state, you may be charged an additional cleaning fee. This includes leaving too much rubbish or too many dirty dishes behind on the property.
Wi-fi
- Wi-fi is available for guest use. Please refer to the check-in guidebook for all Wi-Fi information. This service is offered as a complimentary extra and so speed is not guaranteed. It may be affected by issues with the internet service provider or other unexpected complications. As there is no charge for this service, we will attempt to fix issues as they arise, but cannot be held accountable.
Other rules
- I have a designated parking spot, please exclusively use this instead of visitor parking.
- All power points are 240 volts in accordance with Australian standards. Please prepare your own converter if you’re coming from another country.
Checking out
Please leave the property as you found it. We kindly ask that you do not move the furniture around. Latest checkout time is 10AM. Prior to checking out, please go through this to-do list:
- Clean all dirty dishes and store them in the cabinets where you found them. Please note that the cleaning fee does not include dishwashing. For any dirty dishes left on the property, an extra service fee will apply.
- Sort and dispose of any remaining rubbish.
- Turn off all lights and the air conditioner.
- Ensure no appliances are in a work cycle (dishwasher, dryer, etc.)
- Report any damages or missing items to us.
- Close and lock all windows and doors.
- Put all keys and swipe cards back to the lockbox and scramble the number of the lockbox.
